Management pack FAQs

If you're a shared owner, please contact our resales team.

They'll determine whether a pre-sale pack is required for your sale. If it is, the team will request this on your behalf. The fee payable will usually be collected on completion.

If your property is third-party managed there may be an additional fee payable to the managing agent directly. This is for further information that we'll be unable to offer within the management pack we provide.

We recommend you make enquiries with us, as well as the freeholder's managing agent, before making payment for a management pack.

On receipt of payment, we'll aim to send the pack to you within 15 working days.

Any requirement for your buyer to enter into a Deed of Covenant or Customer Supply Agreement will be referred to within your lease.

Your solicitor is responsible for reading the lease clauses and will be able to answer this for you. A draft Deed of Covenant or Customer Supply Agreement is available upon request.

We won't make any suggestion of retention sums to be held.

This should be agreed between the buyer and seller and formalised by solicitors.

We'll not make any suggestion of apportionment for leasehold and freehold sales.

Sinking funds are collected on behalf of the property, rather than the resident. As such any contributions to the sinking fund are not repayable when a property is sold.

The fund is only accessed at the point works are charged and the property owner will be informed of this and kept advised of how much is in the fund on an annual basis.

These are part of the Building Safety Act and are also referred to as Landlord's Deed of Certificate.

Upon set up of the management pack we'll check if the property meets the criteria. If one is required, this will be noted within the management pack and requested from our Building Safety Team.

We have four weeks to complete the certificate which will then be sent via email to either the solicitor, leaseholder, or both.

If one is not required, then this will also be stated within the management pack along with the reason why a certificate isn't applicable.
